Marriott witnesses shifting investor demographics

Fuller sees a rise in the number of mixed-use projects.

Institutional investors are slowly entering a market once filled by high-net-worth individuals, according to Marriott International president and managing director Ed Fuller.

Fuller told Hotelier Investor that there were several different trends emerging globally.

"Internationally for a long time we were doing individual projects with individual people," he explained.

"In countries like India now we are doing multiple projects with individual families or organisations. In Europe we are used to dealing with institutions, and in the United States we are constantly dealing with institutions, but in the Middle East for some time we were dealing with individuals. Now we are starting to deal with groups such as Emaar."

Developers were also approaching the operating company with an increased use of mixed-use developments in the Middle East, he said, adding that Asia-based projects have had an emphasis on mixed-use elements for some time now.

"Here [in the Middle East] you are starting to see a lot of projects involving retail coming together with hospitality," Fuller explained.

"The other thing that is new is the branded residences. There are going to be a lot more residence/hotel complexes, and we are prepared to do that - we already do it throughout the Carribean and United States."
