Ajman Marina tenders expected in Q2 2009

The tendering process for construction of 13 individual sub-developments in Ajman Marina will begin in the second quarter of 2009, the master developer has said.

Ajman Marina Real Estate Development (Amred), a joint venture between Saudi-based investment firm Tanmiyat and the government of Ajman, will develop the projects around the edge of the marina in two phases.

Phase one will include 10 individual developments, accompanying infrastructure, and the marina itself. Completion is set for 2012.

Phase two involves three individual developments, including a 58-storey hotel. Completion is set for 2015.

"We have not yet decided whether to go for a standard tender process or a design and build option," Ajman Marina general manager Azad Nouri told Construction Week. "We have chosen to finalise the concept design first."

Canadian firm HOK, which worked on Dubai Marina, is the concept and master-plan designer. Conceptual design for the towers will be complete in February.

The project includes three "iconic" buildings: the hotel, an office structure at the entrance to the area, and a floating yacht club.

Project manager of the overall development is UAE-based TPM Construction Consultancy. The infrastructure has been designed by UK-based consultancy group Mouchel.

All areas away from the waterfront are being sold to sub-developers. The marina master-plan includes a total of 30 towers.

Amred will assist sub-developers in the outsourcing of architects to design their buildings.

A document of development control regulations has been prepared by Amred to ensure that its sub-developers build to a common theme. The regulations cover height, shape, orientation and usage of buildings.

"In this area there are no regulations, so rather than leave it up to individual developers to build haphazardly, we wanted to limit what they can do," Nouri said.

The height limit is up to 30 storeys above the podium level, the exception being Amred's flagship hotel.

The development is on course for its 2015 completion date. "We are sticking to our original time table for completion 100%," said TPM project manager Ammar Al Kital.
