The Springs continues to be the most popular area to live in Dubai, according to the results of a new property survey.
propertyfinder.ae, the UAE real-estate website, has released findings revealing the UAE's top locations sought after to buy and rent for April.
For both categories, the Springs came out of top with 15.4 percent of potential renters making it their favoured area while 17.4 percent of people in the market to buy chose it as their number one area. The same survey in February also showed the Springs on top of the list of most desirable areas to live.
For rentals, Jumeirah lake Towers was second most popular (10.4 percent) while Emirates Hills was second on the list for potential buyers.
The survey was based on almost 1 million property page visits to the website over the month of April.
Commenting on the survey results, Marcello Sambartolo, head of marketing at propertyfinder.ae, said: "April's survey is revealing a huge push towards price sensitivity. We are seeing areas outside of Dubai are coming back into the game aggressively to attract tenants and buyers alike.
"Areas like the Springs are doing extremely well now that is has been built up and amenities are readily available. The Dubai Marina is still a favourite offering a good life style of living at lower rates."
He added: "Lighter traffic is playing a contributing factor with the commute now at tolerable time scales. The rental market is definitely on top again but the savvy buyer is still available for a good value deal."

The reason why Springs has become so sought after is because of the low prices because for around 1.3 -1.5 million dollars you get to own a town house. In most places this is exactly what you pay to get an apartment.
Prices have jumped by 20% since March 2009 in Spring after touching a bottom of 50-60 percent. I donot agree that springs was the worst hit because 50 percent correction has been experience in almost all properties all over dubai,....the more expensive properties are more hit.
Springs is becoming popular because it is low cost, affordable living if you compare to other places which are much more expensive to own a town house.
Areas like Springs, International city, Jumeira Lake towers, Dubai Marina are already showing signs of return.
I am an realestate investor myself and I know what I am talking about.

I agree with the poll survey, among all communities Springs is the most developed in terms of infrastructure (schools, shopping, recreation, landscaping etc). It is a self contained community away from hustle bustle yet v close to Shk Zayed Road and also to free zones (DIC, Jebel Ali etc). Houses have relatively smaller rooms but very functional and ideal for small families. Overall better place than Green Community or Arabian Ranches.

I probably wouldn't know as I have only been in the Gulf since 1980, but I have just left the Springs after two years. I detested it. I have had my share of landlord stories in my time, some good, others shockers, but I couldn't have been happier when the Brit guy who bought it said he wanted to move in! Overpriced, badly made, absurdly small living room (and they're its good points), the whole complex looked like cheap government housing in other countries. It was beyond belief how run down my place and others I saw were considering they're not that old.Although the guy who owned it kept telling me how wonderful it was, he did spend half his time trying to sell it.

(The survey was based on almost 1 million property page visits to the website over the month of April), Did they asked visitors to answer a set of questions or they just counted the number of visits and number of searches for available rents in the spring?
Did they eliminate the number of owners or tenants who already live down there and checking for one of the following: how bad is the market, negotiating down their current rent, or looking for a better deal?
Very funny and old fashion marketing / sales story...
