Landlords to be banned from renting parking spaces

Landlords in Abu Dhabi will be prevented from renting out parking spaces in their buildings, and instead will have to allocate it to their tenant, under a draft law soon to be introduced.
Najeeb Al Zarouni, director of parking at the Department of Transport, told Gulf News: "A tenant of each apartment must be provided with a free parking space in the building."
He was speaking at a press conference to launch paid parking in some parts of central Abu Dhabi, which comes into effect on October 10.
Al Zarouni told the paper the draft law had been presented to the Executive Council and was expected to be issued before the end of this year.
He said that tenants whose buildings do not have off-street parking will be able to buy a yearly parking permit to use in the streets around their home, costing AED800 for the first car and AED1,200 for the second, and any subsequent cars.
The first stage of paid for parking in Abu Dhabi will cover about 2,500 spaces in Hamdan Street and Zayed The First Street. Prices will be fixed at AED2 or AED3 per hour depending on the location, Al Zarouni told the paper.
In two years the paid parking scheme will cover 43 different areas across the city and include 75,000 parking spaces.

This is a right decision, if implemented correctly. Dubai should do the same as this practice has been bringing additional cash for landlords and additional misery for the tenants. I have been living in a mixed commercial/residential building on Sh. Zayed Road for the last 11 years and a couple of years back almost all outside parking spaces within the same building which should be used by all tenants, free of charge, were given to companies at a cost of AED 10,000 per space annually.

We hope the same rule applies for Dubai. Landlord charge Aed 3000 - 5000 for parking below the bulding. For a 2bhk they do not provide even 01 parking. Hope there same rules are applied fir Dubai.

I used to live in Abu Dhabi in a new building on Khaladiya with 2 levels of underground parking...the landlord at the time wanted AED5000 per year for a parking space....this can only be welcome good news for tenants and a slap in the face for rip-off landlords.

Rami - supply and demand: your building is on of the new buildings, with off-road parking; these will, now, become premium properties and rentable values will go up - it's what happens everywhere..
Just wanted to point out that the good news goes both ways - and will probably be worth more than AED800/ year too!!
