Come out of your Closet



The over confidence or should I say arrogance! of developers, authorities should not be there. They must come out of 'take it or leave it' attitude. Time to have some good customer service.
Bahrain is offering life long residence with 5 year renewable visas. UAE should match that or better.
A lot more is desired like some other readers mentioned. No visa cancellation, no banks stoping us leaving the country, no job transfer ban are something to think about at this time.
Time is really bad even after all these, light at the end of the tunnel is tooooooo far away! Gool luck any ways.

A SIMPLE ACT CAN GO A LONG LONG WAY



I honestly believe if the government re-instated the 3 year visa, it would go a long long way in shaking up the market. There is a lot of pent up demand from the countries in the middle east that from the people that want to move here, have the means to buy properties here but are concerned about the residency laws.

For example, I guarantee you that at least 10,000 buyers from Iran would be interested to invest here as the prices are attractive now and these people want to leave Iran to live in a place that gives them a lot more freedom to live the way they want. This is an ideal place for them due to its closeness to Iran and similarity in culture and religion.

This is a very simple thing that the government can do. They should do this now and make it effective immediately. You wait and see the outcome.

To Ahmed,

I do not know what type of agent you are, but how can you pick up the keys for an apartment that is scheduled to be completed in December (10 months from now)??!! I am totally baffled at the non-sense printed here by most readers. It looks like they are really enjoying themselves seeing a market collapse. I am an investor heavily invested in this market and am suffering from great losses, but believe this thing can be fixed with few minor interventions by the government.

I ask all to either not say anything or try to be objective and constructive and refrain from making some nonsesical statements. Rera has a lot of problems but certainly they do not have time to look for a building that is scheduled to be finished in 9 months!!!!

Dubai Free hold visa



I have been in Dubai for 32years!I have seen the changes over time.
Unfortunately the Arab culture does not allow for aquisition of residency.So if you can not become a citizen, you cannot stay here for long.Even if you own a property there is no guarantee you can stay in Dubai.
The Visa changes and policies are never stable.They change according to the situation, there fore there is no mental, social or investment security on freehold property in Dubai.

JLT - Free zone & residency



Firstly, Government of Dubai should liberalize restrictions and restructure certain free zone authorities. I have heard in US that some free zones are excellently planned with impressive infrastructure but alas there is a lot of confusion in licencing and restricted activities. If Dubai has to attract investments, they need to remove all the restrictions and make business process more simple. Secondly, the government needs to relook at residency laws so as to bring back investors confidence. The residency laws should not be restrictive that brings misery to investors.

Schools



I totally agree with Sriramnat, when they close the schools in the summer we will truly feel the effects on the population decrease. My business is already down 40% and if things don't get better soon we will have to close our Dubai branches as the costs of running outpace us and move somewhere else. I feel Dubai is no longer a good place for business or living.

On the path of being No.1



I agree with Dubai Lover, I can also reassure that if the 3 year renewable visa is re-introduced and is kept, there will be a lot more investment coming in Dubai. Dubai has everything that a model city should have, clean roads, beaches, cosmopolitan envirnoment and a lot of fun. All we need is a strong regulation to protect the investors and you will see Dubai Will be No.1 ......

Real Estate - Dream Time has come, me thinks



A client asked me (his broker) to collect the keys to his apartment in a tower in a freehold area, which was scheduled for completion in December 2009. Alas, we found the site, but there was no tower, not even the pilings. Since then I have been asking the skies above, what on earth have RERA and the Lands Dept people been doing all this time ?

No visa cancellations



Everyone you speak to is either already jobless or his/her company is in deep trouble. Look at the traffic on Dubai roads, the empty malls, blank advertising billboards at the airport and you know things aren't hunky dory. The true scenario will be known only in July - once the schools close. We will know how many expats come back and remain!

Introduce 3 Yrs Visa for Freehold Property Owners



The Government Promised 3 Yrs Residency Visa for Freehold Property owners, but now the Dubai Government has gone back on their words.

Many people may say diferent things, but the Rulers od Dubai must Interfere and correct the Situation Now.To get the same interest in FreeHold Property again, The Rulers MUST step in and bring back the 3 year Visa for Propertry Owners.This will see Dubai through the financial Crisis.

we hope the Rulers are looking at the situation and will act in the Right manner soon...coz Dubai is the Best Place to Live

DUBAI // Locking up bad debtors is putting a huge strain on the police and prison system, Dubai’s top officer said yesterday.

Lt Gen Dahi Khalfan Tamim said people who defaulted on debts or bounced cheques should be dealt with by the civil courts.

Both are currently criminal offences.

According to figures from Dubai’s Central Jail, around 450 people are in prison.

There have been reports of expatriates fleeing the country rather than spending time in jail for their debts.

More than 3,000 abandoned cars were claimed by the banks last year, and police said they impounded 11 cars at Dubai International Airport in January alone.

Chandan Aidur sounds haughty, wake up pal. The UAE is not for immigration. Sooner or later you or your children will realize this fact and by that time it might be too late. Do you have any alternative plans for yourself or your family? Nothing you own truly belongs to you in this country, even your property aint really ur property. Just make a list of all the things you can repatriate and you will end up with absolutely nothing. Before I conclude, at least make sure your health is intact because if you don’t even have that while bidding farewell to Dubai, then your ephemeral stay in Dubai was all in vain

Like an Ostrich



Just before the crisis Dubai was over-confident about this emirate because they have minted enough revenue by rent hike started when Emaar launched, people were skeptical about buying freehold in the beginning, so forced all the landlords to increase the rent, thereby put the poor expats in such a situation, that they have no altnerative left but to either pay increased rent or buy freehold. the basic means like taxi, dubai taxi, the minimum is 3 and 6 if you book. But you have to do the latter only because you cant see any empty Dubai taxi on the road to pick random. third usage of private car lift. when they saw private car lifts are an alternative to the transport, so they started harrassing them as well by leving huge fines, out of which a handsome share was paid to those officers as commission. In desperation, they will check out the husband/wife or brother/sister travelling in a car together.
Schools and landlords were always encouraged to increase their fee/rent by 30% 15% and so on. Nobody bothered about the poor people's plight here, who were not given increment or promotion proportionately but to survive with same old salary they have been getting for years now.

Dear friends, even before recession Dubai was never in favour of its expat people that too the middle class, its aim was to be the most expensive city like New York/Man Hattan which is meant for the elite community.

I am being brutally honest. Nobody or even a country cannot develop or survive by killing human values. The live example is this emirate. It is a lesson for all other countries that not to be overconfident like this and never forget the past that what you were and who brought you this glory!!

Hope this recession period and this situation opens its eyes.
