Omniyat Properties has entered the first phase of main construction on The Binary project in Dubai's Business Bay District.

The main construction work for the US$150m freehold commercial project has been awarded to the Dutco Balfour Beatty Group.
The enabling works, which started in March 2007, are close to finished, while about 5% of the overall development is completed.

Mehdi Amjad, CEO of Omniyat Properties, said the firm aimed to develop an office tower which will help its inhabitants to be more efficient and productive.

The Binary will comprise of dual 21 and 25-storey freehold commercial towers fused at the centre. The towers will offer office spaces, elevated over a four-level podium, which will contain commercial and retail shops. The development includes a variety of zones, including a Tranquillity Zone with an artificial beach with sand, water and waves and beach sounds.

The beach deck, which is an open space on the podium roof, features sun loungers where employees can go for creative inspiration or to relax.

The Tranquillity Zone also includes a section with closed beds for power naps during the day.

Amjad said The Binary will also feature intelligent technology including voice over internet telephony, radio frequency identification and biometric access.

Construction on the project began in 2006 and is expected to be completed by the first quarter of 2009.
