A Balinese garden in Dubai? It's a nice idea, but can it really work? COD takes a look at the greenery plan behind Al Barari, the project positioning itself as Dubai's least dense development.

Few of the projects under construction in the UAE boast as much greenery as the Al Barari development in Dubailand.
According to Al Barari, the company behind the project, a massive 80% of land in phase one of the two-phase development will be devoted to gardens and common areas. The project will be the lowest density development in the region, the firm claims.

Instead of the more conventional build on least amount of space, we wanted to give people space to breathe.
The precise number of plants required for Al Barari, which will be located in the north eastern corner of Dubailand, is not available although the firm states it has invested US$381.68 million in greenery in phase one.

The reason why Al Barari decided to allocate so much of the land to greenery and open space was that the company wanted to create a high-end residential development unlike any other, explains Mohammed Bin Zaal, chief operating officer of Al Barari.

"We approached the development of these properties in a different way. Instead of the more conventional build on least amount of space, we wanted to give people space to breathe," he says. "At the launch of the project, everyone was looking for more land and more open space and we were just supplying people with what they wanted."

The vision for Al Barari came from his father, the chairman and founder of Al Barari, Zaal Mohammed Zaal, Bin Zaal continued. "He wanted to create a heaven on earth, an area where people could live in a place where they could step out of their house and go for a stroll in the garden rather than having a road in front, a road behind and houses all around," he says. The moniker for the development reflects this intention: Al Barari means ‘the wildnerness'.

The open space will be used in a variety of ways: lakes and waterways including one waterway measuring 14.6 kilometres, walking and jogging tracks, as well as outdoor yoga areas. The unique selling point of the development, however, is that it will feature 16 botanical gardens.
