Keeping culture

by Rajiv Shah

Some developers seem determined to build all things modern but Beit Al Funoon looks set to entice investors by keeping all things traditional.

Last weeks launch of Rhodi Residences - Beit Al Funoon at the Raffles Dubai, comes at a time when opportunities are sourced by such buyers, who currently find it difficult to obtain mortgages to buy quality homes. The payment plan associated with these carefully crafted residences is ideally suited to ease the initial payment requirements found in today's market.
"At a juncture when prudent investment is a key priority, buyers are only expected to pay a total of 5% of the total apartment cost upfront which is again split to 2.5% on booking and 2.5% in 30 days. The further quarterly 5% payments are linked to the physical construction process.," says Peter Penhall, Chief Executive of Gowealthy.com.

Another key advantage of Rhodi Residences is that investors are assured of definite delivery schedules as the construction has already commenced.
"This leaves a comfortable balance payment of 70% on handover, which could be mortgage financed by Badr al Islami. Another key advantage of Rhodi Residences is that investors are assured of definite delivery schedules as the construction has already commenced and is progressing well within planned timescales," he said.

Rhodi Residences - Beit Al Funoon is a luxury apartment building in Culture Village designed to the very highest international standard. With signature styles that echo the traditional architecture of real Arabia the building has been designed with the quality conscious, discerning home owner in mind. Incorporating hundreds of years of Arabic architecture and craftsmanship, Beit Al Funoon will stand out as a sanctuary of cultural diversity and serenity.

Old and new

As the name implies, "The House of Culture" captures the essence of Culture Village by its mix of new and old, East and West and tradition and innovation. Strikingly designed in beige and brown and with traditional Islamic ornamentations and dark wood pergolas the building will feature an inherent rustic feel that embodies the spirit of Culture Village. Although with a traditional look and design, the Rhodi Residence will feature all modern amenities to complement the contemporary lifestyle of Dubai.

The front-facing apartments will have beautiful views of the cobble stone walkways and souks of Culture Village. One of the more unique aspects of this stylish signature building is the stunning views that can be enjoyed from the spacious residential terraces. Watching the sun set over the waters of Dubai Creek will be magnificent.

From the characteristic Arabic structure to the modern amenities, in Beit Al Funoon one finds a soothing blend of elegance and simplicity that suit individual spaces and lifestyles.

The building's finish will be a beige coloured cement render capturing the inherent rustic feel of the old Burj style so typical of the old Dubai. The inherent Islamic style is further emphasized by the use of traditional Islamic embellishments such as motifs, screens and grills in glass reinforced concrete. Elements such as dark timber pergolas are employed judiciously to create a comfortable ambiance in the outdoor spaces.

The interiors boast all amenities to complement the lifestyle of modern day Dubai. An elevated swimming pool, gymnasium and shaded community terrace is provided to encourage social interaction between cultures and religions which is one of the prime objectives of Culture Village.

The development is located in the bustling souk-style Culture Village; the newest addition to the family of magnificently designed master planned communities in Dubai by Dubai properties.

Culture central

Culture Village enjoys one of the most central addresses in Dubai. It is situated between Garhoud Bridge and the new Ras Al Khor Bridge directly opposite Dubai Festival City, giving easy access from both the Deira and Bur Dubai districts.

Culture Village will feature wide open spaces, traditional wind towers, cobble stone walkways, unique sculptures, waterways topped with bridges, creekside souks and restaurants and cafes. Culture Village is set to become the artistic and cultural hub of Dubai including concert halls, libraries, museums, art universities and a dhow-building yard harnessing the traditional craftsmanship of past centuries. Murals, sculptures and pottery will adorn the façades of buildings and street corners. The cultural facilities are complementing the residential, commercial and hotel components making this community one of the most attractive in the whole of Dubai.

The Palazzo Versace Hotel will be one of the key features of the community attracting tourists and residents alike with its iconic design and exciting events. The retail district will feature luxury hotels, designer boutique-style restaurants and coffee shops, as well as rare book shops and art and craft galleries. A rustic traditional souk, offering Arabian crafts, antiques, and spices and herbs, will be the focal point of the retail district.

The Creek has been the prime source of life and commerce in Dubai during its existence and from the pearl diving and seafaring culture of the past the Creek has inspired the maritime trade and commerce that has propelled Dubai to become one of the leading business centers of the world.

The ground plus 11-storey building will have 61 units consisting of studios, one and two-bedroom apartments. Facilities include a swimming pool, children's pool and playground, nursery, tennis courts, BBQ and picnic areas, jogging track/bicycle lane, club house and gymnasium, and multi-function rooms, all of which focus on an outdoor family life.
