Downtown Jebel Ali is a 200 hectare urban centre that will stretch for 11 kilometers beside Sheikh Zayed Road.

Downtown Jebel Ali consists of four quarters: East quarter, East central, West central and West quarter.

With 326 buildings, 237 of which will be residential, its design includes ample space in-between buildings, with pedestrainised, congestion-free areas.

Each quarter is divided into three individual districts creating a blend of business, residential, shopping, dining and entertainment facilities. The Urban Centre, with its distinctive modern towers and grand spaces, will be the commercial and social hub of each quarter; the Trellis District, with its unique network of trellises projecting from the buildings, will provide shaded, pedestrian-friendly environments; and the Medina District; with its mid to low-rise residential neighborhoods, small courtyards and plazas, will create a more intimate, family-friendly environment.

A signature element of the masterplan for Downtown Jebel Ali is its convenient and intelligent transport system. For new freeway intersections will facilitate easy access by car, and centrally located in each quarters will be a Dubai Metro station that will carry people effortlessly between each one and other parts of Dubai. Additionally, there is a state of the art internal people mover system that will provide an environmentally-friendly, practical and comfortable way of moving throughout Downtown Jebel Ali.

The Medina Districts will resonate with echoes of historic desert cities while offering every modern amenity. In these mainly mid and low rise residential neighborhoods, small courtyards and plazas will be punctuated by cafes and local shops. Cars will be kept largely to the parameter, allowing meandering cobblestone streets and walkways to create a more intimate, family-friendly environment. Compact neighborhood parks will mark the entry to each Medina and provide yet another place for people to meet and socialize.

The Trellis Districts will extend out from the Urban Centres and mark a distinct change in tone and density. With a blend of smaller towers and mid-rise buildings, these districts will share a strong visual identity thanks to a unique network or trellises projecting from buildings to provide shaded, pedestrian-friendly environment. These shaded interior roads with their generous sidewalks and ground floor shops will be interspersed with beautiful urban plazas and parks. Plants and water features will offer a softer, more natural environment and experience.

Bustling, energetic Urban Centres will be characterized by distinctive modern towers and grand covered spaces. These centres will represent the commercial and social hub of each zone. In addition to well designed office and residential spaces there will be a rich selection of cafes, restaurants and shops which will give each of the zones a distinct and vibrant character of its own. A combination of shaded arcades and ingenious architecture will create a comfortable, lively environment, day and night.
