Dubai Marina and Abu Dhabi’s Khalifa City A neighbourhoods were the most desirable locations in the UAE last year based on searches on classifieds website Dubizzle.com.
Dubai Marina received 91 million searches overall for rent and sale properties, with more than 68 million searches solely for rental properties, Dubizzle said in its annual property report this week.
International City was the second most popular location for rentals with over 47 million searches, followed by JLT with over 42 million searches and Business Bay for office space with just over 30 million searches.
After Dubai Marina, JLT and Downtown Dubai both received just over 15 million searches for properties for sale, while Jumeirah Village Circle (JVC) also proved popular with just over 13 million searches.
In Abu Dhabi, Khalifa City A in Abu Dhabi was the most popular location for rental properties with 24 million searches; Al Reem Island and Mohammed Bin Zayed City followed with over 17 million searches.
Reem Island was the most sought after for properties for sale, with 6 million searches.
Two-bedroom apartments were the most sought after in the Reem Island community both for rent and sale, while one-bedroom apartments were the most popular in Dubai Marina, Dubizzle said.
The report also found that the most expensive area to buy in Abu Dhabi is Al Raha Beach at AED1,651/sq ft, and the most affordable is Hydra Village at AED 643/ sq ft
In Dubai, the most expensive area to buy is The World Islands at AED3,466/sq ft and the most affordable is International City at AED700/sq ft, according to the research.
And ‘Distress’ and ‘Al Reef’ were the number one search terms last year on Dubizzle’s property for sale section for Dubai and Abu Dhabi respectively.
Ann Boothello, product marketing manager for property at Dubizzle, said: “Our report has shown that more affordable communities such as JVC and Dubai Sports City made the top 10 most searched-for communities, highlighting the need for more affordable housing for both end users and the savvy investor who sees higher rental yields coming from such areas.
“Office space in Business Bay ranked eighth in the top 10 property types searched, which shows an increased demand for commercial space over the year that clearly outstrips supply.”
“Overall, property trends in 2015 show that UAE residents are heavily consulting Dubizzle for a mix of high-end and affordable property to both rent and buy,” Boothello concluded.
