Construction friction hots up after design changes are made on the first hotel project to be developed at Dubai Media City
A row has erupted between the contractor and client on the first hotel to be developed in Dubai Media City.
And last-minute design changes are threatening to delay the completion of one of the two buildings under construction.
The Radisson SAS is being completed in two stages: The first building is due to open in December, and the second is scheduled to open mid-2006.
But according to Al Taamir, the main contractor on the project, numerous design changes are still being made to the second tower.
“There are so many changes being made on the project,” said a site source at the contractor.
“Everyday we build something, we demolish something. We’ve had to make a new programme for the second tower.”
Naden Coodien, operational and development manager on behalf of Atlas, the building’s owner, says the changes being made are minimal: “The only thing we might be reviewing at the moment is the design for the kitchens in tower two,” he said.
“On tower one, everything is up and running as per the designs and it is close to the opening date in December. In tower two, everything has been finalised except the interior design of the kitchen, which is still ongoing. But all the guest rooms, corridors and meetings rooms have been finalised,” added Coodien.
Coodien said that the second phase of the hotel is still on track to hand over at the beginning of May 2006.
The second building is aiming for a hand-over date of the second or third quarter of 2006, but according to Rahim, whether they meet this date will depend largely on whether the client makes any more design changes. “One of the biggest challenges of working on this project is the number of changes that are still being made to the design,” he says.
Work on the first building began in September 2003; it has a ground floor area of 1083 m2 with a total built-up area of 5611 m2. Construction of the second tower got underway in December 2004. It is slightly larger and has a ground floor area of 1415 m2 and a total built area of 8907 m2. Each building is six-storeys tall and will stand around 37 m high.
