Dubai developer Nakheel has partnered with six international and local architecture firms to design 10 exclusive beachfront villas on Palm Jebel Ali, as the emirate continues to expand its luxury real estate offerings.
The Beach Collection villas, ranging from 7,300 to 8,500 square feet, will feature five and six bedrooms and will be designed by firms including US-based WATG, South Africa’s SAOTA, and regional powerhouses NAGA Architects and LW Design Group.
“These unique villas embody luxury, sophisticated design and a seamless connection with nature,” said Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate. The development is part of the larger Palm Jebel Ali project, which spans 13.4 kilometres across seven islands.
The project marks a significant expansion of Dubai’s coastline, adding more than 90 kilometres of beachfront and 16 fronds to the emirate’s waterfront developments. The development aligns with Dubai’s 2040 Urban Master Plan and the emirate’s Economic Agenda D33.
Each architecture firm will bring distinct design philosophies to the project. WATG’s Baia Luna and Crystal Springs villas will showcase three different styles – minimal, elegant, and dynamic – while SAOTA’s Ocean Whisper and Bluejay villas draw inspiration from Dubai’s unique positioning between ocean and desert.

The development is being undertaken by Nakheel, a member of Dubai Holding Real Estate, which manages an extensive portfolio including the iconic Palm Jumeirah and Dubai Islands, accommodating nearly 740,000 residents across 15,000 hectares.
Palm Jebel Ali is designed as a mixed-use, pedestrian-friendly development featuring smart city technologies and sustainable practices. The project represents the beginning of a new growth corridor in the Jebel Ali area, underlining Dubai’s westward expansion.
The announcement follows a series of major real estate developments in Dubai, as the emirate continues to attract luxury property investors and end-users amid strong demand for premium waterfront properties.
