Revealed: UAE branded residences take off as global high net-worth individuals relocate

Amid the booming real estate industry, here is all you need to know about the branded residences in the region

Branded residences, a distinctive global trend, has grown in popularity in the UAE with the rise in demand and development of several branded residences in the country. The drive for this demand is attributed to the growing levels of high net-worth individuals moving to and residing in Dubai.

Last week, Arabian Business reported that Dubai welcomed the highest number of millionaire migrants globally last year at over 5,200 and around 4,500 this year, with further growth forecast in 2024. The influx has led to record-breaking sales in the luxury property market, with penthouse prices surpassing $50 million and whole villas routinely fetching $150 million or more.

Karl Lagerfeld Villas

Real estate firm, Taraf has teamed up with fashion house Karl Lagerfeld to launch luxury branded residences in Dubai.

These villas will be the first in the region with only two other locations in Malaysia and Marbella.

At the time of its announcement, Low Ping, Group CEO of Yas Holding said: “We’re proud to announce this partnership with a globally recognised brand that will not only add incomparable value to Taraf’s next residential property but also elevate what Taraf stands for in this competitive sector in the UAE.”

These new luxury branded villas aim to be “aesthetically distinctive and visually striking.”

SLS Residences, The Palm

Earlier this year, it was announced the SLS Residences will be making its debut on the Palm. Set to be developed by Roya Lifestyle, the project aims for completion by 2026.

SLS Residences will feature 113 units including two and three-bedroom apartments as well as three and four-bedroom duplex. Exclusive penthouses will also be available, some featuring private gardens.

Residents can benefit from an array of amenities including a private beach, private chefs table and fitness area and access to The Social House.

At the time of the announcement, Louis Abi Abboud, Chief Development Officer and Deputy Head of Middle East, Africa, and Turkey at Ennismore said: “Our partnership with Roya Lifestyle Development, signals a significant and strategic move for Ennismore. With the prestigious SLS Residences at Palm Jumeirah project, together we will be setting a new standard of distinction in Dubai.”

Bulgari Lighthouse

Developed by Meraas, the Bulgari Lighthouse is a residential tower located on Jumeirah Bay Island led by architectural firm Antonio Citterio Patricia Viel.

The development will offer “open yet secluded living spaces” across a 27-storey building with 31 houses and a three-level Sky Villa.

Apartments range from four-five bedrooms and the Sky Villas features nine bedrooms and a 13,000-square-foot terrace.

Raffles Residences and Penthouses

Located in the Palm Jumeirah, Raffles Residences and Penthouses offers up to six bedrooms with Italian finishing from Turri, Vissionaire, Opera, Giorgetti and more.

Areas within the houses feature lighting by Markus Hasse Studio, Molen and Bocci.

Franck Muller Aeternitas

Set to be developed by London Gate, the 450m branded skyscraper will be located in Dubai Marina. Upon completion, the Franck Muller Tower will be the tallest branded residential tower in the world.

The official unveiling will take place in January 2024 and residents can expect handovers by 2026.

At the time of the announcement, Erol Baliyan, Managing Director, Franck Muller said: “We are delighted to expand in the Middle East with this unprecedented partnership with London Gate.”

“We have been strategically exploring the branded residential market in the UAE to bring the heritage of brand excellence to the realm of real estate. We are glad to find the right partner with a reputed realtor like London Gate who shares our brand vision and believes in the values of Franck Muller,” he added.

Nikki Beach Residences

A partnership with Aldar and Nikki Beach Global, the residences will be located in Ras Al Khaimah, creating a beachfront community.

The development will feature three branded residential buildings on Marjan Island.

At the time of the announcement, Jihad El Khoury, Chairman and CEO of Nikki Beach EMEA Hotels & Resorts said: “The Nikki Beach Residences on Al Marjan Island are poised to revolutionise coastal living in Ras Al Khaimah, our collaboration signifies a perfect blend of Aldar’s expertise in creating thriving communities and Nikki Beach’s reputation for delivering unique lifestyle experience”

Nobu Residences

Nobu residence Saadiyat Abu Dhabi

The Nobu Beachfront residences will be located on Saadiyat Island in Abu Dhabi. The development will feature architecture, interiors, and designs curated by Nobu.

Featuring 88 homes, these residences will overlook the Guggenheim, a planned art museum designed by Frank Gehry.

The development will offer one, two, and three-bedroom apartments as well as lofts, four-bedroom sky villas and penthouses.

Residents will benefit from amenities including a rooftop bar, gym, spa, and F&B venues.

Missoni

Missoni-branded residences in Ras Al Khaimah UAE Marjan Island

Announced last month, fashion firm Missoni will welcome the first of the label’s branded residence in Ras Al Khaimah. Set to be developed by DURAR, the residences will be located on Al Marjan Island.

At the time of the announcement, Livio Proli, CEO of the fashion giant, said: “We’re delighted to be working with DURAR and Fortune 5 on this new interior design project in Ras Al Khaimah.”

“The Ras Al Khaimah real estate sector continues to grow and we’re relishing being a part of a development that has so much to offer,” he added.

Rixos Dubai Islands

Set to be developed by Nakheel in partnership with Excelsior, Rixos Dubai Islands will feature 331 new one-to-four bedroom residences and duplex beach houses ranging in size from 93 to 876 square metres.

Residents will have access to 700 metres of private beach, pools, gardens, and beachside snack bars.

At the time of the announcement, Francois Baudin, Chief Business Officer for property owner Ennismore’s luxury hotel brand Rixos, said residents will enjoy the same high levels of service found at Rixos resorts worldwide. “This development offers a luxurious and relaxed coastal lifestyle alongside family-friendly activities.”

Cavalli

DAMAC Bay by Cavalli will be a 42-storey development in Dubai Habour with interiors inspired by maritime.

The development will feature three towers interconnected by a bridge that connects the rooftops. The property will offer one bedroom apartments to five bedroom duplexes with prices starting at $1.2 million.

Residents will have access to a private beach, a range of food and beverage outlets and the property’s exclusive Cavalli Lounge.

Fendi Casa

In partnership with AHS Properties, Fendi Casa is set to be developed along the Dubai Canal. The $850 million project will offer units ranging from 4,500 to 30,000 sq ft.

The development will feature boutique residences with three-bedroom penthouses, sky villas and sky palaces.

At the time of the announcement, Abbas Sajwani, Founder and CEO of AHS Properties said, “Casa Canal transcends conventional development, representing the meticulous construction of a quintessential lifestyle experience. In a market still searching for the ultimate in luxury, AHS’s Casa Canal is stepping in to fill that gap.”

Bugatti Residences by Binghatti

The Bugatti residences in Dubai will be the world’s first by the brand, located in Business Bay with apartments featuring floor to ceiling windows and open plans.

Targeted to ultra high net-worth individuals, the property will span 43 storeys with 182 units categorised into 171 Riviera Mansions and 11 Sky Mansions, named after three destinations – Cannes, St Tropez, and Monaco.

Offering one, two, three and four bedroom apartments, the development will be located in the ‘heart of Dubai’ – Downtown and Business Bay districts.

“I’m personally very impressed by the leadership here and the bold vision. I mean, that’s what Bugatti is all about. It took immense engineering effort to make it in the same way that like 50 years ago, this was just the desert. And today is this amazing city. So. Dubai is absolutely, I think the right place for us to do build this,” Bugatti Rimac’s chief executive officer, Mate Rimac told Arabian Business in an exclusive interview.

Pagani Tower

The Pagani Tower by Dar Global is located in Downtown Dubai with interiors designed by Pagani. The tower comprises of three basements, a ground floor and 19 floors of residences.

Offering two to four bedroom homes designed with outdoor spaces, apartments will feature entrances via a private elevator. The apartments are designed with stainless steel, carbon fibers, lush leather, and kinetic chandeliers.

Residents will have access to several amenities including a pool, sauna, spa, gym and more. Additionally, a team is available 24/7 to assist residents with housekeeping, reservations and more.

Bentley Home

Set to be developed by Mira Developments, Bentley Home comprises of 27 villas and nine VIP villas.

The development will feature a five-star lounge, offer F&B services, meeting rooms, gym and outdoor wellness area.

Homes will feature high ceilings, roof extensions, with energy generated from solar panels, and use of recycled steel, and low-volatile organic compound paints used in construction.
