Kerzner International Holdings and Qatar-based Assets Group have announced plans to develop Atlantis The Royal, Maldives, a landmark resort set to open in 2029 that aims to redefine luxury tourism in the Indian Ocean nation.

Located on Vaaredhdhoo Faru island in South Malé Atoll, the development will span nearly 1.4 million square metres and feature more than 5.8 kilometres of beachfront. The resort will be accessible by a ten-minute seaplane flight or a 25-minute speedboat journey from Velana International Airport.

The project marks the first collaboration between Kerzner, the company behind the Atlantis and One&Only brands, and Assets Group, which is expanding its presence in luxury and lifestyle developments.

The partners describe the new resort as a major step in transforming the Maldives into a global entertainment and leisure hub.

The property will include 20 dining venues, two beach clubs, and a 70,000-square-metre Aquaventure waterpark with up to 15 rides anchored by the Neptune and Poseidon Towers.

Guests will also have access to a Lost Chambers Aquarium showcasing native marine life and a range of sports academies, entertainment spaces, and wellness facilities.

Sustainability will be central to the resort’s design, incorporating coral and seaweed regeneration, water conservation, and energy-efficient systems.

Philippe Zuber, Chief Executive Officer of Kerzner, said the project would “reimagine” the Atlantis concept for the Maldives, combining modern design with the natural environment to create “extraordinary experiences” for guests.

Moutaz Al Khayyat, Chairman of Assets Group, said the partnership reflected a shared belief in “innovation, sustainability and cultural authenticity” as foundations for globally relevant destinations.

The resort’s wellness offering will include a botanical alchemy zone, a spa with longevity treatments, overwater yoga and breathwork platforms, a recovery studio, and a hybrid indoor-outdoor fitness centre.

When complete, Atlantis The Royal, Maldives will be the first dual-island destination of its kind in the region.
