VX Studio (formerly known as VE Experts) is quickly becoming the new choice for major developers and clients within the region who seek a delivery model based on logical architecture, rationalised development costs and innovative design solutions.
The firm came into being when its founders realized there was a gap in the market for developer-led design solutions, which the CEO and founding partner, Hamid Kerayechian, identified whilst managing some of the most prestigious projects in the region.
Since then VX Studio have started to define the new face of architecture solutions with a growing portfolio and diverse but highly skilled teams that provide services from traditional architectural scopes, in house multi-disciplinary teams, growing retail design and bespoke construction & tenant fit out management through to Master Planning of large projects and Project Management teams.
With a delivery net worth of over $5 billion of projects under their guidance, and their delivery of some of the region’s most efficient building designs, their CEO Hamid answers some key questions.
What is your design philosophy?
VX Studio have a unique design philosophy known as “Developer Led Design”. This Design Philosophy puts the Developers Key interests at the heart of the Design Process through maximized sellable areas, maximized return on the investment through logical design solutions and designing to budget and as per Market demand.
Our design philosophy puts the clients brief and expectations at the heart of the design process, critical in the current market where clients require design solutions that understand the Market Conditions. VX Studio are proud of the way in which we constantly exceed delivery to the highest efficiencies & quality standards.
What sets your firm apart from other architects with similar experience?
VX Studio clearly sets itself apart from our competitors as our teams, all coming from ex Developer Backgrounds hit the Key Design needs of the Developer through all stages of the design process.
Our knowledge of the Markets needs for Unit sizes, Reduced Build Costs, Reduced BUA’s and maximizing returns for the clients is at the heart of our services. VX stated that all of their projects start with the Feasibility Team, with our staff being drawn from ex major developers our knowledge of the need for market driven design mean we start with a full financial feasibility advise our client of a design brief to ensure that our clients achieve maximum return on investment on the design to construction of our clients buildings.
Being ex Developers we also understand the need for architectural drivers or the point of difference that bring value to the design process. VX Studio also have in house Engineering services, Landscape Design, Construction Management team along with our Unlimited License that allows us to offer clients a “One Stop Shop” for design & construction management services, making a more joined up delivery for the client.
In addition VX Studio collaborates with Opaal Interiors for all Interior design and furnishing projects.
How has your skills in Value Engineering of projects helped clients?
VX Studio started as a Value Engineering Consultancy and this has remained at the heart of our Design Philosophy. VX Studio have taken projects at every design stage for clients and helped them reduce construction costs, assisted in reducing construction programs and created “Added Value” for our clients.
When Hamid started VX Studio it was clear that no-one was capable of actually designing from the point of view of the developer, so we quickly realised there was a gap in the market finding architects who could respond to the actual needs of innovation whilst maintaining the key drivers of development, such as maximising views and efficiency, optimising operational and capital cost whilst meeting rapid developer-led programmes to get projects to market, so increasing revenues for clients. This point of difference in the market has created a successful business model and attracted the region’s largest developers as our key clients.
What changes are you seeing in the way projects are delivered in the region?
VX Studio believe that developers are addressing more over the need for well planned projects that consider both designs that will make their development stand out but development will need to consider price conscious design solutions. Also the need to start projects with early works packages such as enabling works or staged tenders are requiring early in the design process, a higher level of detail in concepts that ensure as the project progresses through the later design stages that the project does not change.
The need for earlier product launches for sales will also see architects having to freeze key planning at the concept stage taking into account early Engineering Solutions. VX Studio with our in house multi-disciplinary design teams offer this up front detail that has helped many of our clients launch project earlier than previous.
What do you believe is the Future of Development in the region?
VX Studio believe that the Future of Development will see projects have a more mixed use program, and flexible uses to accommodate the rapid changes in market trends. Also the need to reduce construction programs to assist in bringing clients financial returns on development sooner will see more standardization and modular design processes.
Location of Projects we believe will also start to consider the Unit types, the uses and the program of buildings with sites located at key development hot spots having more flexibility of use, whilst the areas outside of these development hotspots will have to address the needs of the end user/ customer that differ from those in the key city hubs. The days of “one development model fits all sites” are changing.
What are the projects you are proud off in the region?
VX Studio are proud of every project that we have delivered, but some projects stand out for due to the adoption of innovation or through fast track delivery models. The MAG Creek Wellbeing Resort is one such development which recently won the Innovative Project of the Year Award at the Arabian Business Awards.
This project focuses on delivering the Regions first truly certified Wellness Development, certified by Delos and part of a complete Wellness holistic development from the Wellness integrated MEP systems, from the Interior Design Finishes all being classed as WELLNESS certified through to the design integration of the Buildings and the Landscape to consider the principles of Wellness Planning.
The Project also boasts the regions first Wellness clinic which has adopted the latest design criteria in medical planning and programming for Wellness Medicare and consultation with the Regions First Wellness hotel that considers the lifestyle needs, menu and fitness needs of the Wellness customer.
