PLP Architecture reveals design for new Saudi mixed-use development

London-based architecture and urban design firm PLP Architecture has released early design details for Rikaz Towers, a planned mixed-use development on Al Khobar’s Corniche.

Commissioned by Rikaz, the 63,780-square-metre project will include two towers combining residential units, hotel accommodation and serviced apartments, supported by public spaces and amenities designed to encourage pedestrian activity along the waterfront.

The design, unveiled during Cityscape Global, includes one tower with 105 private apartments and another with 123 hotel rooms and 84 serviced residences. The buildings are linked by a series of podiums and a shared canopy housing retail, dining, wellness and workplace facilities. These podiums aim to create active ground-level areas with shaded walkways and plazas.

According to PLP Architecture, the project incorporates passive design strategies to improve energy performance and comfort. The towers are positioned at a 45-degree angle to the coastline to maximise sea views and solar control. Their curved façades and sculpted GRC spandrels are designed to evoke the movement of water and provide shade, while terraces and stepped setbacks help define the buildings’ waterfront profile.

The firm said that the design aims to establish a “vertical community” that integrates housing, leisure and workspaces with landscaped public areas. The development’s layout also supports Al Khobar’s goal of creating more walkable, mixed-use urban districts.

Rikaz Towers is PLP Architecture’s first project in Saudi Arabia’s eastern region and adds to its international portfolio, which includes residential and hospitality projects such as the Four Seasons Abu Dhabi, Mandarin Oriental London, and Park Nova Singapore.

Construction timelines and further project details have not yet been announced.
