Dubai announces new mixed-use development project ‘DIFC Square’

DIFC Square will comprise three connected buildings providing 600,000 square feet of office space and 17,200 square feet of retail area

The new development is part of the Centre's plans to strengthen its position as a premier global financial hub under its 2030 strategy

The Dubai International Financial Centre has started construction on DIFC Square, a new mixed-use project located in the heart of the financial district.

DIFC Square will comprise three connected buildings providing 600,000 square feet of office space and 17,200 square feet of retail area.

Ground was broken on the new development this week.

DIFC expands real estate portfolio

“As DIFC continues to strengthen its position as a world-class financial hub, leading regional and global businesses are establishing their presence in the Centre to grow their network and expand across the MEASA region and beyond. DIFC Square will become a valued addition to the Centre’s growing real estate portfolio by providing future-forward, Grade A office spaces dedicated to meeting the demand for high-quality, future-centric commercial property,” Governor Essa Kazim said.

Spread over a 113,500 square foot plot, the complex has a total built area of nearly one million square feet. When complete in early 2026, it will range from eight to 13 stories tall.

Strategically located near Dubai International Airport and key transportation links, DIFC Square will give occupants close access to the facilities and amenities within DIFC Gate Village and Gate Avenue.

Robust pre-leasing interest from wealth and insurance firms highlighted the “strategic appeal and prime location.” It follows the successful launch and sale of the centre’s first residential tower last year.

The new development is part of the Centre’s plans to strengthen its position as a premier global financial hub under its 2030 strategy.

Strong demand for commercial real estate in the district was also evidenced by May’s groundbreaking of the AED1.1 billion Immersive Tower.
