Dubai real estate: Best areas to live near ‘Outstanding’ schools revealed

Here is all you need to know about the city’s neighbourhoods located in close proximity to the best schools in Dubai, ranked ‘Outstanding’ by KHDA – rents and other details revealed

The Dubai real estate landscape evolves around several factors including accessibility, proximity to metro stations and more. Several key residential areas in Dubai house some of the city’s top-ranked schools.

According to Realiste, the presence of a reputable school district can “greatly influence” the decisions of property buyers.

The Knowledge and Human Development Authority (KHDA), has identified several schools as “Outstanding” in its latest evaluations. Here is all you need to know:

  • Kings School Dubai – Umm Suqeim Third
  • Dubai British School – Jumeirah Park
  • Dubai British School – Emirates Hills
  • Dubai International Academy –  Emirates Hills
  • Dubai College – Al Sufouh First
  • GEMS Wellington International School – Al Sufouh First
  • Jumeirah English Speaking School – Arabian Ranches
  • Safa Community School – Al Barsha South First
  • Nord Anglia International School – Al Barsha South Second
  • Kings School – Al Barsha Second
  • GEMS Dubai American Academy – Al Barsha South First
  • Victory Heights Primary School – Dubai Sports City
  • Dubai English Speaking College – Academic City
  • Repton School – Nad Al Sheba Third
  • GEMS Modern Academy – Nad Al Sheba First
  • GEMS Jumeira Primary School – Jumeirah Third
  • Jumeirah College – Al Safa First
  • Jumeirah English Speaking School – Al Safa First
  • Horizons English School – Al Wasl
  • Deira International School – Dubai Festival City

Umm Suqeim Third, home to Kings School Dubai, has seen a surge in popularity. The area offers a mix of villas and apartments, with average annual rents for three-bedroom villas ranging from AED180,000 to AED220,000 ($49,000 to $60,000).

In November, Arabian Business reported that Umm Suqeim Third (Madinat Jumeirah Living) saw strong growth rates, recording a 37 percent increase with approximate prices of AED1,150, AED1,780, and AED2,860, respectively.

Jumeirah Park and Emirates Hills, both hosting branches of the Dubai British School, offer luxury community living in Dubai. The presence of these highly-rated schools adds to their status as premier residential areas. Emirates Hills also boasts the Dubai International Academy, making it a particularly attractive option for families seeking international curricula.

Real estate deals

Recently, Emirates Hills has seen the sale of some of the most expensive houses, this year alone saw transactions of over 142 luxury units.

“The global elite are paying record prices to secure beachfront villas,” said Faisal Durrani, Partner, Head of Middle East Research at real estate consultancy Knight Frank.

Dubai College and GEMS Wellington International School, two of the top-ranked schools are located in Al Sufouh first, coupled with the neighbourhood’s close proximity to Dubai Marina and Palm Jumeirah, has led to increased popularity.

Arabian Ranches has seen a growth in appeal and is home to the Jumeirah English Speaking School. Additionally, Al Barsha has also emerged as a popular residential area with families gaining close access to schools including Gems Dubai American Academy, Safa Community School, Nord Anglia International School and more.

Jumeirah continues to remain a highly sought-after residential area with a mix of traditional and modern residential offerings alongside the ease of beach access. Last month, The Dubai real estate market saw the transaction of a record-breaking sale of a $65.5 million (AED240.5 million) six-bedroom villa on Jumeirah Bay Island.

Furthermore, Al Wasl, Dubai Festival City and Nad Al Sheba also continue to remain as prime residential areas with access to several of the city’s KHDA-ranked ‘Outstanding’ schools.

Top child-friendly neighbourhoods

In March, Arabian Business revealed the top four child-friendly residential neighbourhoods in Dubai which was determined through the analysis of several factors including leisure facilities, shopping and proximity to high-ranked educational institutions.

A study by Colife unveiled that these areas also topped as the most preferred locations for property investors due to the high rental demand.

“Families prefer to rent apartments that are as close as possible to kindergartens, schools, pharmacies, hospitals, children’s playgrounds, shops, parks, and walking areas,” said Nina Novikova, Chief Business Development Officer of Colife Dubai.

  • Dubai Marina
  • Dubai Creek Harbour
  • Jumeirah Lakes Towers (JLT)

“These areas also figure high on the list of expats arriving in the city as in most cases they may not have a car and walking distance to the nearest subway station is extremely important for them,” she said.

“Finding an area that meets all these requirements and expectations is not so easy, but not impossible,” she concluded, attributing it to the rising influx of expats in Dubai.
