Prices for villas and apartments in Dubai are increasing, according to CBRE Research published in April 2022, with average prices increased by 11.3 percent in the year to March 2022. Over this period, average apartment prices have increased by 10 percent and average villa prices are up 20.2 percent, the report stated.
However, a few communities have bucked the trend, reporting lower month-on-month prices for villas and apartments, keeping prices in certain pockets of the Dubai property market under AED 600 per square foot for apartments and under AED 800 per square foot for villas.
In the apartments segment of the market, Downtown Dubai recorded the highest average sales rate per square foot at AED 2,021.
In the villas segment of the market, Palm Jumeirah recorded the highest average sales rate per square foot at AED 2,910.
