ROSHN Group, in partnership with the Public Investment Fund (PIF) giga-project, has announced a new development project in the northern region of Jeddah, Saudi Arabia.

Titled MARAFY, this development will accommodate over 130,000 residents and introduces a first-of-its-kind 11-kilometre-long man-made canal at its core.

With the 11-kilometre-long and 100-metre-wide canal connecting to Obhur Creek, MARAFY is not only the first canal of its kind in Saudi Arabia but also ROSHN’s inaugural fully mixed-use development.

David Grover, the Group CEO of ROSHN Group highlighted the importance of MARAFY in achieving Saudi Arabia’s Vision 2030 goals, emphasising on the project’s role in creating a vibrant community and a thriving economy.

“MARAFY will be a game-changer on the real estate development sector, raising the bar of development in the region, boosting the quality of life, and creating a huge impact in Jeddah,” Grover said, adding that this will be one of the “iconic projects that will put Jeddah on the map of the world class destination on all aspects.”

This canal will provide a waterfront area comparable in size to prominent global cities such as Chicago, Stockholm, Hamburg, and central London.

By bringing the marine environment to the heart of Jeddah, MARAFY aims to strengthen the city, linking homes and communities with nature, commerce, and life-enhancing amenities.

MARAFY will also feature multiple distinct districts, including the existing integrated residential development, ALAROUS.

Moreover, the project will include architectural elements inspired by Jeddah’s rich historical designs while reinterpreting them for modern times.

The development will not only serve as a testament to Jeddah’s architectural heritage but also strengthen its position as a regional hub.

An intermodal transport system, including water taxis, bus lines, a dedicated Metro Red Line station, and a direct canal link to the King Abdulaziz International Airport, will also be featured to ensure seamless connectivity between MARAFY’s diverse waterside districts and the rest of Jeddah.
