Top six project launches at Cityscape Abu Dhabi 2016

According to a new real estate market report by Cluttons, the value of villas across Abu Dhabi’s residential investment submarkets fell by 1.4% in the 12 months to the end of Q1 2016, whereas apartment prices remained largely unchanged.

2. Yas Acres by Aldar Properties

nYas Acres will consist of 1,315 villas with prices for units starting at $790,000 (AED2.9m) for three bedroom townhouses.
nResidents of Yas Acres will have access to a golf-course and club house as well as parks, schools and a waterfront.
nThe $1.6bn project will add to Aldar’s Yas Island development, where the Formula 1 race track is built, which on completion will house 15,000 residents.
nFrom the park land and gold courses to the beaches, new marina and exclusive yacht club, Yas Acres will set a new standard for villa living in Abu Dhabi.

3. Leonardo Residences by Masdar City

nThe 170 one-, two- and three-bedroom private apartments will go up within the existing footprint of Masdar City, walking distance from the Masdar Institute of Science and Technology, the headquarters of the International Renewable Energy Agency (IRENA) and the multinational companies anchoring the development.
nThe development will achieve a minimum ‘3 Pearl’ Estidama rating, and each home buyer will receive a certificate when the apartments are handed over.
nTo date, nearly 93% of the apartments have already been reserved.
nMore than a third of Masdar City’s planned built-up area will be completed within the next five years.

4. FAYA at Bloom Gardens by Bloom Properties

nBloom Gardens is an exclusive residential community located within close proximity to the Corniche Al Qurm and Khalifa Park.
nFAYA will consist of 132 townhomes made up of 28 four-unit clusters and four five-unit clusters.
nThe development, which is scheduled for completed in the fourth quarter of 2017, is an attractive investment opportunity for potential buyers and investors with a payment plan linked to construction milestones and 40% to be paid upon completion.
nThe development will offer the same upscale amenities as Bloom Gardens Phase 1, 2 and 3, including round-the-clock security, parking, walking and running tracks and kids play area as well as a polyclinic, nursery and community centre.

5. Al Sadu Towers by Al Qudra Real Estate

nAl Sadu Towers is a luxurious residential and commercial development comprising five towers, embodying comfort and quality of life with all its world-class facilities.
nThe design concept of the five towers is inspired by one of the oldest traditional forms of weaving practiced by Emirati women in rural communities, which was listed in UNESCO intangible cultural heritage list.
nAl Sadu Towers also offers 1,360 luxurious apartments, with parking facilities that accommodates about 1,700 vehicles, and around 9,000 squares of luxury shops and several food and beverage outlets.

6. Manazel Amman by Manazel Real Estate

nManazel Amman, spread across half a million square meters of real estate, is situated 10 minutes away from Queen Alia International Airport and 25 minutes from the center of Amman.
nThe new community will include 1,600 units with a mixture of apartments and villas divided in two, three and four bedroom units.
nA gated community, Manazel Amman will provide security around the clock and year-round maintenance, and will include retail areas, mosques, gyms, pharmacies, a medical center and a kindergarten.
nRetail shops will house anchors and recognised brands catering to residents and giving life to the community.

Amidst the current softening market conditions, the developers are not backing out in making new announcements for large-scale projects in the capital.nDuring this year’s Cityscape Abu Dhabi, the top players in the market made some significant project launches, which will cater to the top-end as well as the mid-income households.nThe show definitely breathed some life in the real estate market of the capital, and was a testament to where the sector looks like.
