Dubai rents saw an all-time record increase in prices in the past 12 months, according to real estate analyst CBRE.

The average price of renting property in Dubai climbed 28.5% between January 2022 and the same month this year.

The most expensive places to rent, as revealed by Arabian Business, are Palm Jumeirah, Al Barari and Emirates Hills. The average cost of renting a villa on Palm Jumeirah is now more than AED1m.

While renting a villa in the city remains is considerably more expensive than an apartment, with average prices being almost three times as much, there are neighbourhoods where rent is more affordable, even if it is increasing almost across the board.

As of January 2023, the average annual apartment and villa rents reached AED98,307 ($26,767) and AED290,242 ($79,025), respectively. Neighbourhoods such as Deira, International City and Production City and Sport City still hold value.

Taimur Khan, Head of Research – MENA at CBRE in Dubai, said: “Average rents have continued to increase at a historic rate, where in the 12-months to January 2023 rents increased by 28.5%. While the annual rate of growth is at record highs, we are seeing that an increasing number of listings in core communities are starting to decrease their listed price, indicating that in parts the market is reaching its top.”

  • Jumeirah Village Circle – average rent is up AED155,772, up 0.2% on last month
  • Jumeirah Village Triangle – average rent is AED156,757, up 4.8% on last month
  • Reem – average rent is AED160,648, up 2.1% on last month
  • Falcon city of Wonders – average rent is AED186,749, up 0.9% on last month
  • The Springs – average rent is AED186,900, up 5% on last month
  • Mudon – average rent is AED188,746, up 3.6% on last month
  • The Springs and The Meadows – average rent is AED194,945, up 4.3% on last month
  • Al Furjan – average rent is AED204,240, up 4.8% on last month
  • Damac Hills (Akoya) – average rent is AED211,448, up 2.1% on last month

Deira stands out as the most affordable place to rent a villa in Dubai, and the only location where the average price is less than AED120,000 a year.

Affordable neighbourhoods Jumeirah Village Circle and Jumeirah Village Triangle follow at AED155,772 and AED156,757 respectively.

  • Dubailand Residence Complex – average rent is AED41,704 , up 2.2% from last month
  • Dubai Production City (IMPZ) – average rent is AED44,221, up 4.7% from last month
  • Dubai Sports City – average rent is AED46,292, up 4.6% from last month
  • Liwan – average rent is AED46,333, up 0.2% from last month
  • Arjan – average rent is AED51,394, up 4.2% from last month
  • Discovery Gardens – average rent is AED52,250, up 4.6% from last month
  • Dubai Silicon Oasis – average rent is AED52,539, up 2.8% from last month
  • Remraam – average rent is AED60,908, up 0.9% from last month
  • Jumeirah Village Circle – average rent is AED61,759, up 4.7% from last month

International list tops the list of the most affordable places to rent an apartment in the city and the only place in the city where the average annual rent is less than AED30,000.

The affordable neighbourhood is followed by the Dubailand Residence Complex and Production City neighbourhoods, where annual rents come to an average AED41,704 and AED44,221 respectively.
