Dubai rents saw an all-time record increase in prices in the past 12 months, according to real estate analyst CBRE.
Renting a villa in Dubai remains considerably more expensive than an apartment, with average prices being almost three times as much.
Dubai rent increases
As of January 2023, the average annual apartment and villa rents reached AED98,307 ($26,767) and AED290,242 ($79,025), respectively.
Taimur Khan, Head of Research – MENA at CBRE in Dubai, said: “Average rents have continued to increase at a historic rate, where in the 12-months to January 2023 rents increased by 28.5%.
“While the annual rate of growth is at record highs, we are seeing that an increasing number of listings in core communities are starting to decrease their listed price, indicating that in parts the market is reaching its top.”

- The Meadows – average rent is AED332,375, up 3.5% on last month
- The Villa – average rent is AED298,078, up 0.7% on last month
- Living Legends – average rent is AED293,547, up 2.4% on last month
Palm Jumeirah stands out as the most expensive place to rent a villa in Dubai, and the only location where the average price tops AED1m a year.
Upscale neighbourhoods Al Barari and Emirates Hills follow at AED981,396 and AED848,754 respectively.

Palm Jumeirah also tops the list of the most expensive places to rent an apartment in Dubai.
The artificial manmade island is followed by the Downtown and Old Town neighbourhoods, where annual rents come to an average AED218,840 and AED187,498 respectively.
