UAE hotel occupancy hits highest October mark since 2015

New figures show Dubai hotels are leading the way after recording average occupancy of over 80% in October

Average occupancy rates across hotels in the UAE rose to their highest October level since 2015, it has been revealed.

The average occupancy rate rose to 78.8 percent, with Dubai recording the highest occupancy rate of 80.7 percent.

In the year-to-date to October, Ajman recorded a 77.9 percent occupancy rate, the highest of all the emirates, according to data published by CBRE.

Year to date, hotels in Dubai, Fujairah and Ajman recorded increases in average daily rates (ADR) of 14.9 percent, 13.8 percent and 3.9 percent respectively.

Overall, the UAE has seen its ADR increase by 13.6 percent.
According to CBRE, during the same period Abu Dhabi and Sharjah were the only UAE markets to see ADR declines, with rates falling by 1.5 percent and 0.5 percent respectively.

Revenue per available room (RevPAR) across the UAE rose by 44.9 percent year-on-year in the year to date to October, CBRE added.

Dubai, Ajman and Sharjah saw their respective RevPARs increase by 57.1 percent, 51 percent and 37.3 percent. Abu Dhabi’s RevPAR increased by a more muted 5.9 percent as the emirate implemented longer lasting pandemic restrictions.

Hotel occupancy in the UAE is continuing to recover from the impact of the pandemic.

Taimur Khan, head of research – MENA at CBRE in Dubai, said the start of Expo 2020 Dubai on October 1 boosted figures for the month.

“With growing international visitation, an increasing number global locations re-entering lockdowns and a number of planned events at Expo 2020, we envisage both international and domestic leisure tourism, combined with returning corporate tourism, will continue to underpin strong performance levels across the UAE,” he added.

The rebound in tourism comes as Dubai International Airport has also seen a sustained recovery over recent months.

In the month-to-date to November 21 compared to the year earlier period, Dubai’s percentage increase in the average number of daily flights was almost three times higher than the 33.7 percent increase seen globally.

Whilst Dubai’s total flight and passenger numbers are still well below pre-pandemic levels, Dubai International expects to return to full operational capacity in the coming weeks and last week reopened Concourse A in Terminal 3.
