Dubai South Properties has announced a new project – South Bay – which will be located at The Residential District in Dubai South, along the Expo Road.
Ginco General Contracting has been appointed for a “significant contract” for the project, valued at AED1 billion.
The project will be completed by the first quarter of 2026 and will feature over 800 spacious villas and townhouses.
The project will also feature 200 luxurious waterfront mansions, a 1-kilometre-long “crystal lagoon”, a 3-kilometre waterfront promenade, multiple beaches, parks, a clubhouse and fitness centres.
According to a statement shared by Dubai South Properties, the townhouses and semi-detached villas have a built-up area ranging from approximately 2,900 to 5,500 square feet, in a mix of three, four, and five en-suite bedrooms.
However, the waterfront mansions will have standalone villas with five, six, and seven bedrooms, with a built-up area ranging from approximately 9,000 to 14,000 square feet.
Residents at South Bay can also conveniently access the shopping mall, fitness centers, spa, kids’ clubs, water parks, swimming pools, waterfront cafés, a lake park, and private beaches, and many other offerings.

Earlier this year, a school was announced to be open in The Residential District. The school will follow the British curriculum and is expected to open registration by the end of this year.
Other amenities in The Residential District include public parks, sports courts, retail shops, a Lulu hypermarket which opened in March this year, a mosque, a petrol station, and a public bus route connecting The Residential District to the Expo Metro station, the statement added.
