Dubai-based master developer Nakheel has launched the second phase of the Rixos branded residences on Dubai Islands.

The luxury waterfront project, which is being developed in partnership with Excelsior Real Estate, will offer residents direct access to over 700 metres of private beach on the man-made archipelago located just 20 minutes from Downtown Dubai.

Phase II of Rixos Dubai Islands consists of 331 new one-to-four bedroom residences and duplex beach houses ranging in size from 93 to 876 square metres.

The apartments feature floor plans carefully designed to maximise airflow and natural light. Expansive terraces offer panoramic views of the lagoons and surrounding beaches as well as a range of amenities including pools, gardens, and beachside snack bars.

“We are proud to unveil the next phase of this exceptional project,” said Rasha Hasan, Chief Commercial Officer at Nakheel. “Rixos Dubai Islands will set the standard for luxury living with resort-style facilities in the heart of Dubai.”

Francois Baudin, Chief Business Officer for property owner Ennismore’s luxury hotel brand Rixos, said residents will enjoy the same high levels of service found at Rixos resorts worldwide. “This development offers a luxurious and relaxed coastal lifestyle alongside family-friendly activities.”

Situated on Dubai Islands’ southernmost island, Rixos Dubai Islands will be the first hotel and residential development within the new hub. A third of the units have now been released with the launch of the second phase of the project but future residents can look forward to infinity pools, a spa, gymnasium and hotel-style residential lobbies.

The launch supports Dubai’s goal to boost tourism by increasing hotel supply. Dubai Islands will eventually host over 80 resorts while enhancing recreational and wellness offerings. The development aligns with the Dubai 2040 Urban Master Plan to create vibrant waterfront communities.

The news comes as Dubai’s branded residences market segment is experiencing strong growth and investor interest. Experts told Arabian Business that the number of branded residential projects under construction across the emirate will more than double by 2030, driven by continued demand for luxury living and high quality amenities associated with major brands ranging from hospitality and gastronomy to luxury fashion and automotive.
